Approximately every 3 days generally means around 10 visits per month, depending on the calendar, safe access, scheduling, storms, holidays, property conditions, and service-area availability. This is not daily service, continuous monitoring, security, emergency response, or property management. A priority storm visibility window is subject to safe travel, access, and conditions; it is not a guaranteed storm visit or response time.

A recorded walkthrough, optional live Zoom, or both within 75 minutes. We show and document the property without inspection opinions, pricing guidance, or buying advice. Approved time beyond 75 minutes is $2 per minute.
Storm Status ServicesVisible documentation before or after a storm.From $395
Pre-storm or post-storm checks start at $395 each; the combined package starts at $695. Named-storm/high-demand visits are $495–$795 each. Short-notice storm checks, if safe, require a custom quote. Pre-storm visits must be completed at least 24 hours before anticipated storm conditions. All visits depend on safe travel, access, and availability. No storm protection, damage assessment, or emergency response.
Vendor Access DocumentationAccess, visit records, and lock-up confirmation.From $195
Starting at $195 for the first hour, then $2 per minute. Includes access documentation, vendor arrival/departure photos and times when present, useful before/after work-area photos, lock-up confirmation, and a same-day report. Requests inside 36 hours are custom quoted or subject to premium pricing; weekend and evening appointments require a custom quote. We do not supervise, inspect, approve, direct, authorize, pay for, or guarantee vendor work.
HOA Visual Rule ReviewVisible items, documented using your instructions.$150 / month
$150 per month when added to a recurring plan, or $295 one-time for setup and the first review. We document obvious visible items using customer-provided HOA rules, notices, or instructions. We do not interpret rules, give legal advice, represent you to the HOA, predict violations, or guarantee compliance. HOA visual rule review is already included in Estate Visibility and the Harbor Estate Program.
Prices assume normal service conditions, safe authorized access, standard property size, and service-area availability. Large or waterfront properties, high vendor volume, and unusual requirements may need a custom quote. Approved overage is $2 per minute. Confirm the scope and final pricing before service.
